1. BOOKING & STAY TERMS & CONDITIONS
These Legal Information, Terms & Conditions, Privacy Policy and Cookies Policy apply to all reservations and stays at properties operated under the As Runas brand, including 108 and Quinta dos Carqueijais. Specific conditions may apply depending on the property, accommodation type and rate selected at the time of booking. The applicable conditions are those communicated at the time of reservation and in the reservation confirmation.
1.1 Reservations
All reservations are subject to availability and payment confirmation.
A reservation is only considered confirmed after the required payment or deposit is received. The properties reserve the right to establish minimum stays depending on season, accommodation type or special periods.
1.2 Payment Conditions
Payment conditions may vary depending on the property, accommodation type and rate.Payments may be made by:Bank transfer, Credit or debit card, Online payment link, Other payment methods accepted by the property. Some reservations may require a deposit to confirm the booking, with the remaining amount payable before arrival or at check-in. Bank transfer details will be provided at the time of booking.
1.3 Cancellation Policy
Cancellation conditions may vary depending on the property, accommodation type, season and rate selected at the time of booking. Specific cancellation conditions will be communicated at the time of reservation confirmation. In case of no-show, the reservation may be cancelled and amounts paid may be non-refundable.
1.4 Check-in and Check-out
Check-in: from 15:00; Check-out: until 11:00. Self check-in may be available and instructions will be sent before arrival. Late check-out may be available upon request, subject to availability and additional charges.
1.5 Guests
Only registered guests may stay in the accommodation.
The reservation holder must be at least 18 years old or accompanied by an adult.
1.6 Security Deposits
Some accommodations may require a security deposit.
The deposit may be used to cover damages, extra cleaning or other costs resulting from misuse of the accommodation. The deposit will be returned after check-out if no damages are found.
1.7 House Rules
Smoking is not allowed inside the accommodations.
Quiet hours apply from 22:00 onwards.
Pets are not allowed except where specifically authorized.
Only registered guests may stay in the accommodation.
Illegal activities are prohibited.
Guests must respect neighbors, property and facilities.
Failure to comply with these rules may result in termination of the stay without refund.
1.8 Damages and Liability
Guests are responsible for any damages caused during their stay. The property is not responsible for: Loss or theft of personal belongings; Accidents or injuries during the stay; Failures in utilities such as water, electricity, internet or external services beyond its control; Guests are responsible for their personal belongings and safety.
1.9 Overbooking and Unforeseen Circumstances
In the event of overbooking or if the accommodation becomes unavailable due to unforeseen circumstances, the property reserves the right to relocate guests to accommodation of similar or higher standard. If relocation is not possible, a full refund will be issued without further compensation.
1.10 Force Majeure
The property is not responsible for events beyond its control, including natural disasters, fires, strikes, government restrictions, pandemics, utility failures or other force majeure events.
1.11 Right to Refuse Service
The property reserves the right to refuse or terminate reservations or stays in case of violation of these terms, inappropriate behavior, illegal activities, damage to property or disturbance to other guests.
1.12 Applicable Law
Portuguese law applies and the courts of the district where the accommodation is located shall have jurisdiction.
2. PROPERTY SPECIFIC TERMS
2.1 PROPERTY SPECIFIC TERMS – QUINTA DOS CARQUEIJAIS
Reservations and Payments
Reservations are confirmed after payment of 40% deposit by bank transfer within 24 hours after the reservation request.
The remaining 60% must be paid at check-in by card or cash. The property reserves the right to cancel reservations if the deposit is not received within the indicated period.
Minimum Stay Minimum stays may apply depending on season and accommodation: Low season: minimum 2 nights High season: minimum 4 nights
Villa da Floresta: minimum 7 nights Special periods (Carnival, Easter, New Year, holidays): conditions may be equivalent to high season.
Security Deposits
Security deposits may be required for certain villas: Villa de Pedra – security deposit required Villa da Floresta – security deposit required. The deposit will be returned after the stay if no damages are found. Part of the deposit may be used for cleaning if the kitchen or accommodation is left in poor condition.
Cancellation Policy
If cancellation occurs more than 10 days before arrival, the deposit may be converted into a credit for a future stay. If cancellation occurs less than 10 days before arrival, the deposit may be non-refundable. During high season, holidays, Easter, Carnival and New Year, cancellation may be required more than 15 days before arrival. In case of no-show, the deposit will not be refunded. The applicable cancellation policy is the one confirmed at the time of reservation.
Children and Age Restrictions
Some villas may have age restrictions. Villa da Floresta may have minimum age restrictions for children.
Cleaning and Services
Bed linen and towels replacement may depend on the length of stay. Additional cleaning services may be available upon request and subject to additional charges.
Breakfast may be included or optional depending on the accommodation.
Facilities and Pools
Access to pools and facilities may depend on the accommodation booked and may be shared or private depending on the villa. Use of pools, lake, outdoor areas and facilities is at guests’ own risk.

Reservations and Payments
Reservation and payment conditions may vary depending on the rate and booking platform used. Reservations may require: Prepayment, Deposit, Payment before arrival, Payment at check-in, Payment methods may include credit card, bank transfer or online payment link.
Cancellation Policy
Cancellation conditions depend on the rate selected at the time of booking. Flexible rates, partially refundable rates or non-refundable rates may apply. The applicable cancellation policy is the one presented at the time of booking and confirmed in the reservation confirmation email.

By using this website, users agree to these Terms of Use. Users agree not to use the website for illegal purposes or in a way that may damage the website, its services or reputation. All website content, including text, images, logos and design, belongs to the respective companies operating under the As Runas brand and may not be copied or reproduced without permission. The website may contain links to third-party websites. The companies are not responsible for the content or privacy practices of those websites. The website and its content are provided without guarantees of uninterrupted operation or absence of errors. These Terms of Use may be updated at any time. Portuguese law applies and the courts of the district where the accommodation is located shall have jurisdiction.

We may collect: Name, Email, Phone number, Address, Identification details where legally required, Tax number, Reservation details, Payment information, Guest history and preferences, Communications, CCTV images, Website usage data (cookies, analytics, IP address)
Purposes of Processing
Personal data is used for:Reservations, Guest check-in and stay, Communication, Billing and accounting, Customer support, Marketing communications (with consent), Website analytics, Security and CCTV, Administrative management, Legal obligations, Fraud prevention, Customer relationship management
Legal Basis

Data Sharing and Service Providers

Marketing data is retained until consent is withdrawn. CCTV recordings are normally retained for up to 30 days. Personal data may be retained longer where necessary for legal obligations, disputes, fraud prevention or legal rights.
